The initial lot layout or unit configuration gets developed alongside each dwelling's concept design, so orientation, access, common property and setbacks are worked through as one plan.

We refine the layout and dwelling designs with you, checking R-Codes compliance, easements and service authority requirements before lodging the WAPC subdivision application and the council submission for the dwellings.

Construction-ready working drawings for each dwelling, plus the subdivision or strata documentation needed for Landgate title registration. From here, it goes to your builder and surveyor for the next stage.

Your local council's town planning scheme or zoning map shows the R-Code, and it's the first thing we check. It sets minimum lot size per dwelling and, from that, roughly how many dwellings your block can support.
Green title (freehold) subdivision creates fully separate lots with their own title, no shared property. Survey-strata creates individual lots that share some common property, typically a driveway or access way. Which one suits your block depends on its size, shape and access.
It depends on your R-Code, lot size and shape, plus setback and open space requirements. We work this out at the feasibility stage, before any design work starts, so you know what's realistic before committing to a layout.
Not always. Some blocks can be subdivided with the existing home retained on one lot and a new dwelling built on the other. Whether that works depends on the existing home's position on the block and your R-Code.
