One Team, From Council to Completion
A well-designed home still needs two things before it’s real: council approval, and someone keeping the
build honest against what was actually approved. Most delays happen in the gap between those two —
an application that sits with council longer than it should, or a project that drifts from its drawings once
no one’s checking.
We handle both as one service. On the approvals side, that means knowing which of your Perth council’s
pathways your project actually qualifies for, preparing the technical documentation each one needs, and
lodging and following up directly so your application isn’t sitting untouched. Once approval comes
through, we stay on: coordinating your consultants and builder, visiting site through construction, and
checking progress against the approved drawings rather than handing you a stamped DA and stepping
away.
This page covers our two services here: DA & Council Submissions, and Project Management. One team
carrying the same knowledge of your project from the first lodgement through to handover.
From Lodgement to Handover
- DA and deemed-to-comply assessment. Checked against your specific site and council before anything is lodged, so you know which pathway applies and what it needs.
- Documentation prep. Energy efficiency reports, structural engineering details and other technical submissions readied to each council's standard.
- Council liaison and lodging. Applications lodged and followed up directly with your council's planning department, including responses to any request for further information.
- Consultant and builder coordination. Structural engineers, energy assessors, surveyors and your builder kept aligned from documentation through construction.
- Site supervision. Regular site visits through the build to check progress against the approved drawings and quality of work.
- Practical completion. Inspections, defects lists and sign-off coordinated as the project wraps up.
DA & Council Submissions
Development applications, deemed-to-comply checks, and owner builder applications, prepared and
lodged with your council. Covers the planning application stage through to the building permit stage,
with direct council liaison at both.
Project Management
Once approval is granted, we stay involved: coordinating your builder and consultants, visiting site to
check progress against approved drawings, and managing the project through to practical completion
and defects sign-off.
Why Choose Alaukik for Council Submissions & Project Management
15+ Years of experience in Council Submissions & Project Management in Perth
Homeowners and developers look for three things from whoever handles this side of a project: someone
who knows how their specific council actually processes an application, someone who stays involved
once approval comes through instead of handing it off, and a process that doesn’t leave them chasing
updates. That’s the standard behind every council submission and project we manage. One team lodging
your application and then staying on through construction. The same council relationships across every
Perth suburb. Direct coordination with your builder and consultants so nothing falls through the gaps
between them.

Questions? You’re covered.
What's the difference between a DA and a deemed-to-comply application in WA?
A deemed-to-comply application is a faster pathway for projects that meet set planning criteria outright,
assessed by council without going to advertising. A full development application (DA) applies when a
project doesn't meet one or more of those criteria and needs individual assessment, which usually takes
longer and can involve neighbour consultation. We check your project against both before deciding
which to lodge.
How long does DA approval take in Perth?
It varies by council and by how straightforward the application is. A deemed-to-comply application is
generally faster than a full DA, and a full DA can take longer again if council requests further information
or the project goes to advertising. We give you a realistic timeframe once we've assessed your specific
project.
Do I need council approval for a fence, carport, patio or shed?
Often, yes, depending on size, height and how close it sits to a boundary. Some smaller structures fall
under exemptions, but many still need either a planning approval or a building permit. We check this
against your council's specific requirements before you build anything.
What's involved in an owner builder application?
An owner builder approval lets you manage construction yourself rather than through a licensed builder,
and WA requires a separate application and approval before building permit stage. We prepare and
lodge this alongside your other council submissions where it applies.
Do you manage the project after council approval too, or just the paperwork?
Both. We don't stop at a stamped approval — we stay on to coordinate your builder and consultants,
visit site through construction, and check progress against the approved drawings through to practical
completion.
What does project management include once construction starts?
Regular site visits to check progress and quality against the approved drawings, ongoing coordination
between your builder and consultants, and managing the project through to practical completion,
defects lists and sign-off.
Can you manage the project if I'm using my own builder?
Yes. We coordinate with whichever builder you've engaged, keeping the design and consultant side
aligned with their construction schedule.
What happens if council asks for more information after we lodge?
We respond directly on your behalf, whether that's additional drawings, a specialist report or a
clarification, and keep the application moving rather than leaving it to stall.
How much does council submission and project management cost in Perth?
It depends on the pathway your project needs and how much site involvement the project management
side requires. We give a fixed quote once we know your project's scope.
